We are a 220 cluster-style town homes and villas belonging to its own Association. Timberwalk II has a community pool. Prior written Association approval for sales or rentals is required. The owners are responsible for paying both Timberwalk II and Loggers’ Run Maintenance Fees. We’re responsible for consistently maintaining a high standard of living within our community. Our residents’ satisfaction is our top priority, and we plan events and provide amenities for exactly that purpose. You can count on us for anything related to common area maintenance and community services. We’re Timberwalk II HOA, always there for you.

Upcoming Pressure Cleaning – November Schedule
The TW2 HOA will be coordinating pressure cleaning of the community pool deck and all resident driveways during the month of November. Specific dates and scheduling details will be shared as soon as they are finalized. We appreciate your cooperation and will provide ample notice to ensure minimal disruption.

Community News
Driveway Paint Guidelines – Timberwalk II
Several residents have recently inquired about the approved process and paint colors for driveway updates. Please note:

ACC Approval Required: Any exterior modifications—including driveway painting—must be submitted for review and approval by the Architectural Control Committee (ACC). The required form is available on the TW2 HOA website under “Forms and Documents”.

Approved Colors: Only two paint colors are currently approved for driveways:

White Cloud (PFC-72)

Gathering Place (PFC-24)

Where to Purchase: Sherwin Williams, located in the Loggers Run Shoppes, maintains a list of all approved paint colors for the Loggers Run community, including Timberwalk II.
We appreciate your attention to these guidelines as we work together to maintain the community’s standards and appearance.
Timberwalk II Pool Picnic Pavilion:
During the July 2024 HOA meeting the Board of Directors reviewed and approved updates to the community rules and regulations concerning the use of the picnic pavilion at the community pool.
To facilitate fair access and proper upkeep of the pavilion, it is now required to arrange reservations via Campbell Management. This updated procedure is established to organize and confirm availability of the pavilion for the intended date of use.
Additionally, a refundable deposit of $50.00 is required to secure a reservation. This deposit will be returned once it is verified that the pavilion and its surrounding area have been left clean and in the same condition as before use.
These changes aim to enhance the enjoyment and functionality of the community amenities for all residents.
